The Hitech Nagar Office is a compact mixed-use building designed on a tightly constrained urban site in Chennai. Due to the irregular plot shape and a limited buildable footprint of approximately 400 sq.ft, the project required precise planning and strong spatial discipline. From the outset, the design focused on efficiency, clarity, and functional separation.

To address the constraints, the team adopted a clear vertical zoning strategy. This approach allowed office, residential, and recreational functions to coexist without overlap. At the same time, careful circulation planning ensures smooth movement and controlled access for different user groups.

At the ground level, the building accommodates stilt parking, which supports vehicle movement while keeping the site visually open. In addition, a defined lobby creates a clear entry point and separates office users from private residents. As a result, access remains organised and secure.

The first and second floors house the office spaces. These levels feature open-plan work areas that support flexibility and collaboration. Alongside this, enclosed cabins and a conference room provide spaces for focused work and meetings. Although the floor area remains compact, efficient layouts and well-placed windows bring in natural daylight. Consequently, the interiors feel open, functional, and comfortable throughout the day.

Above the commercial floors, the third level contains a private residential unit. This floor functions as a quiet retreat, clearly separated from the work environment below. The layout prioritises privacy, everyday comfort, and efficient use of space. Moreover, controlled access reinforces the distinction between public and private zones.

The terrace level adds an important social and recreational layer to the building. Here, a gym and a multipurpose entertainment room support fitness and informal gatherings. In addition, an open landscaped terrace introduces outdoor space and visual relief within a dense urban context.

Overall, the Hitech Nagar Office demonstrates how strong planning, vertical organisation, and thoughtful detailing can overcome severe site limitations. Despite its compact footprint, the project delivers a well-lit, functional, and balanced mixed-use environment that responds effectively to both professional and residential needs.
